The Bloor – Dufferin Master Plan
We created a diagonal shortcut between the major intersection of Bloor and Dufferin Streets and the mall through the site. In addition to improving the pedestrian experience, this shortcut makes retail in the interior of the site viable by bringing in the pedestrian who are going to the mall.
During the public consultation that preceded the design, the residents mentioned that the farmer’s market in the nearby Dufferin Grove Park has no place to operate in the winter. To accommodate this need, one of the courtyards is covered to host the market during the winter.
We decided to preserve the historic Kent school building in full, by shifting the density that was proposed on this building to another part of the site. By retaining the whole building, we gained multiple benefits: the community got to keep the historic monument; the new development could now enjoy the presence of the adjacent historic building (which backs to the development); and by avoiding a complicated and costly addition on top of a 100-year old building, more resources could be allocated to the public realm.
With the combination of the diagonal shortcut and the historic building, we created a series of open courtyards that provide a unique atmosphere as they are surrounded by both an historic building as well as modern developments.
Part of the historic Kent school building was allocated to a community centre where we proposed to add a rooftop community garden.
A new park was located at the southern edge of the site: this helps keep the park’s access to sun during the winter, and to serve not only the development site but also the Brockton School and future developments on the Dufferin Mall site.
