This project proposes 770 new homes, commercial space, and community-serving uses in Oshawa East. Located in an area that has seen limited recent development, it introduces a more urban, connected, and pedestrian-friendly form of growth.
We prepared the development concept and surrounding master plan, demonstrating how the site could support new density while strengthening connections to adjacent blocks, open spaces, and the nearby ravine system.

The site presented an opportunity to introduce significant new housing and activity in an area that is still evolving. The challenge was to create a development that could support growth while fitting into its broader context.
This meant looking beyond the buildings themselves. The project needed to consider how residents, visitors, and future development could move through the area, how the site could connect to surrounding blocks, and how new open spaces could contribute to a stronger public realm.
We developed a concept organized around active edges, pedestrian pathways, and a central green plaza between the two towers.
The pedestrian network connects the development to adjacent blocks and supports movement throughout the neighbourhood.
The green plaza at the heart of the project plays a key role in this connectivity, acting as both a central gathering space and an important link in the broader pedestrian network. Although modest in size, the plaza is a crucial element of the project. It is intended to serve as a communal space between the two towers, encouraging social interaction while providing a break in the built form and a destination in its own right.
Together, the development concept and master plan position the project as a catalyst for future growth in Oshawa East, supporting new housing, public realm improvements, and stronger connections to the surrounding neighbourhood.
